Project Description

DW Hammer provided Executive Leadership, Senior Project Management, Senior Superintendents, Project Engineers that supported the Project from pre-construction to substantial completion. The Project budget is $85 million with a 12-month construction schedule.

Building Repositioning:

DW Hammer has been involved with one of the largest repositioning projects in downtown Chicago since 2021. Owned by 601W Companies and managed by JLL, 801 S Canal Street is an 800,000 square-foot office building adjacent to the Old Post Office. This expansive building is being repositioned from single tenant-use to a multi tenant building. DW Hammer's scope of work is comprised of several projects including the demolition of (6) floors, lobby, lobby entrance and canopy. The team is completing installations of a new generator and all new MEP equipment, replacing and enlarging over (350) windows, modernizing (11) elevators, over (30) new restrooms, repositioning a current parking level into new tenant space and more. Upon completion, the building will feature newly renovated tenant floors, indoor parking lot, retail storefront, lobby, amenity conferencing center and spec suite, state-of-the-art gym, outdoor plaza and terrace, and more.

Canal Station Spec Suite

DW Hammer completed the buildout of out the spec suite at Canal Station within a 14-week schedule. The project included the buildout of a 25,000 spec suite on the 2nd floor to use as a showcase space for the Canal Station redevelopment. Upon completion, the building will feature newly renovated tenant floors, spec-suites, amenities, elevators and corridors, indoor parking lot, retail storefront, lobby, restrooms, outdoor plaza and terrace, and more.

Canal Station Amenities Floor

DW Hammer completed the buildout of out the amenities floor at Canal Station within a 24-week schedule including:

• Lounge Area including a large bar and seating areas, fireplace hub, private meeting room and divisible conference room for tenant use.

• A state-of-the-art Fitness Center with a private Yoga Studio and locker rooms.
